Terms & Conditions

1.About us

These terms are set by RenoXpert Sdn Bhd (Registration No. 202401032588 (1578437-W)) ("RenoXpert", "we", "us"). We renovate and furnish residential units for property owners in Malaysia, often to prepare them for co-living rental with BeLive. These terms apply when you use:

• renoxpert.my and project.renoxpert.my (our websites and project pages);
• book.renoxpert.my (campaign booking checkout);
• form.renoxpert.my (quotation request form);
• owner.renoxpert.my (owner portal).

By using these services, you agree to these terms.

2.Information on our websites

Package descriptions, layouts, images, prices and estimated returns are for general information. Images are for illustration. A package's scope is indicative until we survey your unit. Your final scope and price are set out in the quotation we issue you. Any estimated rental income or return on investment is an estimate, not a promise.

3.Campaign bookings

1. A campaign booking reserves a renovation package for your unit during a campaign, subject to availability.
2. To book, you give us your name and contact details and pay the booking fee shown on the project page.
3. Your booking is confirmed only when we receive your payment. We then send you a booking number and an e-receipt by email.
4. An unpaid booking is not confirmed and lapses.
5. The booking fee is credited in full against the renovation quotation we issue for the booked package.
6. The booking fee is non-refundable.
7. Each campaign may have its own terms on its project page, such as campaign dates or package limits. They apply together with these terms.

4.Quotations and renovation works

Renovation works start only after you accept a quotation. That quotation, its Terms & Conditions and any related agreement (such as the Owner Collaboration Agreement) govern:

• scope;
• price;
• payment schedule;
• timelines;
• warranties;
• cancellation and refunds for those works.

If anything in those documents conflicts with these terms, those documents prevail for the renovation works.

5.Payments

1. All prices and payments are in Malaysian Ringgit (MYR).
2. Online payments: made by FPX online banking on the secure checkout page of our payment processor, Xendit. You may also pay by bank transfer to the company account shown on your invoice.
3. FPX limit: one FPX payment can be up to RM30,000. An invoice above that is paid by bank transfer.
4. Your banking details: you enter your online banking details on your bank's or Xendit's page, never on ours. We do not see or store your banking login.
5. When a payment counts: only when our payment processor confirms it to us. Reaching a "thank you" page alone does not confirm a payment.
6. Receipts: we issue a receipt for every payment we receive.
7. Bank charges: any charges your bank applies to a payment are borne by you.

6.Your owner portal account

You are responsible for keeping access to your owner portal account secure. Tell us immediately if you think someone else has used it.

7.Acceptable use

Do not:

• misuse our websites;
• interfere with their operation;
• submit false information;
• use them for any unlawful purpose.

8.Intellectual property

The content of our websites belongs to RenoXpert or our licensors. That includes text, images, designs, logos and layouts. You may not copy or reuse it for commercial purposes without our written permission.

9.Liability

We take care to keep our websites accurate and available, but we do not guarantee they are error-free or uninterrupted. To the extent the law allows, we are not liable for indirect or consequential loss arising from your use of our websites. Nothing in these terms limits any rights you have under the Consumer Protection Act 1999 that cannot be excluded.

10.Other websites

Our websites link to services we do not control. Examples include WhatsApp, social media and our payment processor's checkout. Their own terms and privacy policies apply.

11.Changes to these terms

We may update these terms. The version on this page, with its "last updated" date, is the one that applies. A booking or payment is governed by the version in force when you made it.

12.Governing law

These terms are governed by the laws of Malaysia. The courts of Malaysia have jurisdiction.
