452 – 858 sq ftThe 452 sq ft studio is the layout we already rent out at Edelweiss: one open room zoned for sleeping, living and dining, with a divider and built-in furniture doing the work that walls would. Larger SOFO units get the same finish, with the furniture plan drawn for their layout.
Tenants at Edelweiss are mostly working professionals and postgraduates: people who want a secure, well-finished home close to MRT Surian, Tropicana Gardens Mall and SEGi University, and who will pay for one. Renovation scope for rental
Every Edelweiss SOFO unit we take on is renovated to the BeLive spec: one design, tested on real tenants, built to rent quickly and to hold up tenancy after tenancy. The studio pictured above is the finished result.
- Built-in furniture in ENF-grade board: platform bed, TV wall and storage, made to measure for the unit.
- Room zoning for studios: a wooden divider that separates sleeping from living space without closing the room in.
- Full furnishing: sofa, dining table and chairs, curtains and bedding, ready for a tenant to move in.
- Lighting: track lighting and a ceiling fan.
- Appliances: a built-in washer and instant-hot filtered water.
- Security: a fingerprint smart lock, so no keys change hands between tenancies.

Rent depends on the layout, floor, view and furnishing, which is why we look at your unit before putting a number on it. With Tropicana Gardens Mall, MRT Surian and SEGi University all close by, location is a large part of why Edelweiss studios command the rent they do.
Once the unit is let, the rent comes to you every month with an owner statement. Rent collection, maintenance, check-in and check-out are handled by us, so the rent in the table is income you do not have to chase.

We inspect your Edelweiss unit and give you a written rental estimate. There is no obligation to go ahead.
Is RM3,200+ a month guaranteed?
RM3,200+ per month is what BeLive studios at Edelweiss have achieved. What your unit can earn depends on the unit itself — that is what the free assessment tells you, in writing.
Do I need to find the tenant myself?
No. We list your unit across BeLive’s website, Instagram, TikTok, Facebook and Google, and tenant screening is included.
Who looks after the unit once it is rented?
We do: rent collection, maintenance, check-in and check-out, plus a monthly owner statement.
How much does renovation cost for an Edelweiss unit?
It depends on the unit type and size, its current condition and the scope you choose, so we do not quote a figure before we have seen the unit. After the free assessment you get a written proposal with a fixed scope and timeline, agreed before any work starts. The assessment itself is free, and there is no obligation to go ahead.
Do you handle Edelweiss Kota Damansara management/JMB approval?
Yes. Renovation at Edelweiss needs the building management’s approval before work starts. We guide you through the requirements and carry out the work within the building’s renovation rules.
How fast can you find a tenant?
We list the unit as soon as the renovation is complete, across BeLive’s website, Instagram, TikTok, Facebook and Google, with tenant screening included. How quickly it lets depends on the season and the unit itself, so we will not promise a date we cannot control.
